There is nothing that is too big or too small. In addition we are familiar with your local authority so understand how they operate and their policies on planning issues.
We have already got you a buyer….........We have had dealings with around fifty plus local and national builders/developers who have immediate funds available to purchase land or property that would be suitable for development with or without planning permission.
We do not take a fee; all our services are free to you. Our costs are paid by the purchaser.

Q. What happens if you think you have a property or any land with development potential?
Firstly contact us and we would arrange to carry out a site visit to introduce ourselves and make an initial appraisal of the potential strengths and weaknesses of the property or land. We would then refer the site on to the appropriate professional advisors. Once we have a clear idea of the full potential of the property or land we will arrange to re visit you to discuss our findings.
Once we have established the most suitable scheme for the property or land we are able to assist you further by introducing suitable purchasers to you, should you decide to sell.
Most property developers have a favoured form of development, for example some companies specialise in the conversion of existing under utilised buildings or redundant farm buildings, while others favour new build or commercial schemes. With years of experience in the local property market, the Land Search Group can identify the appropriate type of developers for your property or land. We usually recommend introducing at least three separate companies so as to instil a bit of a free market competition which would ensure maximisation of your asset. As most developers pay a finder’s fee for development land this will also mean that the Land Search Group will not have to charge you, the owner for our services.
Should you wish us to proceed and find you a suitable purchaser we would arrange for a site visit for the developers and their advisors. Following the visit it is reasonable to expect that offers for the property or land should be received within 10 working days. Once all offers have been received I will arrange to meet with you to discuss them and make my recommendations. Sometimes developers will make offers based on schemes which stand a slim chance of success at planning. I am there to ensure that the planning and reasoning of each developer is sound and thoroughly researched before any decision is made.
There are three usual ways a developer can purchase the land or property.
Offer subject to planning: Known as a conditional offer. This means that the sale would be subject to planning permission being gained. This is the most common way that land is purchased and is usually the most profitable for the land or property owner.
An unconditional offer: The purchase is straight forward with no strings attached but can prove less profitable to the owner because the developer bears all the risks.
Joint Venture: This is where you and the developer work in partnership, with the owner providing the land and the developer provides the planning and building costs with profits shared between both parties.
